What school district is The Grove Apartments in?
The Grove is zoned to Dunlap Community Unit School District 323 in North Peoria, about 3 minutes from the schools. Attendance boundaries are set by the district and can change, so confirm your specific school with Dunlap CUSD 323 before you sign.
Are pets allowed?
Yes — The Grove is pet-friendly and welcomes cats and dogs (up to 2 pets per home, $300 one-time per pet, $25/mo per pet), with green spaces on site and a dog park coming soon. Contact the leasing office for breed details. Assistance animals are not pets: approved service animals and emotional-support animals are exempt from the pet fee, the pet rent, the pet limit and the breed restrictions.
What specials are available right now?
Current special: One Month FREE + Waived Security Deposit. Apply within 24 hours of your tour for an extra $150 off. Free month credited on your second full month. Requires move-in by November 1, 2026 on a 12-month lease.
What fees should I expect?
The application fee is $50 per applicant 18 or older (non-refundable). Pets are $300 one-time per pet plus $25/mo per pet (max 2 per home). The security deposit is currently waived, and the standard lease is 12 months. Utilities: $50/mo flat for water, sewer & trash (in a couple of buildings residents pay water directly); cable, internet & electricity are billed to the resident. No application fee is charged by this website — any application or administrative fees are shown in the AppFolio application before payment. Ask the office if you want them confirmed first.
How do I schedule a tour?
